Impossibly good.
Might try cinnamon and solid back sweeten for a fall cider.
Have you experimented with different yeast? I really like using wilder (more lacto) yeast strains made for belgians and saisons.
And with the rate that the market has increased, of course smaller is more expensive than staying for a majority.
You hit the nail on the head with building wrong. We both stronger and more flexible building codes to encourage builders to build high quality, efficient housing (efficient for space for those for whom that is a priority and efficient for energy).
Except that is pretty region specific. I would understand that being the case in climate evacuation areas where the insurance market has fled. But in most parts of the country I have been led to understand that there are few people trying to sell because they have locked in good interest rates.
Iceberg dead ahead!
I am in my mid-30s, and play fortnite semi regularly. Zero-build is just a solid FPS, and the changing load outs keep it fresh. I play pretty much exclusively with friends my age that have moved to other parts of the country and it’s a great way to keep in touch with them.

This article neglects the state of charging and grid infrastructure. We can’t immediately convert all cars to EV, we don’t have the grid capacity or enough charging stations, yet. Each level 3 (fast charging station) is a custom layout and they take time to design and implement.

I enjoyed the couple episodes of DS9 where you meet Sisco’s dad back on earth running a restaurant.
Unfortunately I don’t have a single host solution (beyond a reverse proxied ftp). But I use plex to host music, audiobooks, movies and TV and Calibre, Calibre-web for text based materials.
A couple of my favs: Moss, fantastic puzzle/platformer, great story and still family friendly & Asgard’s Wrath, single player action/rpg with good mechanics and a fully fleshed out 40hr campaign.

What happens to your economy when you let the financial sector crash the housing market again?
